Vail Resorts adds Utah’s Canyons

The Orange Bubble Express ferries skiers over the snow-making pond at Canyons in Utah. Ron Byrne & Associates would like to share that on Wednesday Vail announced it has entered into a long-term lease to operate Canyons Resort ski area in Park City, Utah. It makes the 10th ski area Vail Resorts operates in five states and its first in Utah. “With 4,000 skiable acres, easy access to the town of Park City and $75 million in recent resort improvements, Canyons is a perfect complement to our collection of world-class mountain resorts,” Rob Katz, chairman and chief executive officer of Vail Resorts, said in a press release. The lease is initially for 50 years with six 50-year renewal options. Canada-based Talisker Corp., which owns the ski area, still retains the development rights for 4 million square feet of real estate at the resort. “Vail Resorts is the clear leader in the mountain resort industry and I am confident that they can replicate at Canyons the success they have delivered at resorts such as Vail, Beaver Creek, Breckenridge and Northstar,” Talisker CEO Jack Bistricer said in the same press release. The country’s largest celebration of adventure sports, music, and the mountain lifestyle returns once again when The GoPro Mountain Games returns to Vail, June 6-9, 2013. Professional and amateur outdoor adventure athletes from the Vail Valley and around the world will converge upon the mountains and rivers of Vail to compete in eight sports and 23 disciplines including: x-country, slopestyle and road cycling, freestyle, 8-Ball, sprint and extreme kayaking, raft cross, World Cup Bouldering, stand up paddle sprint and surf cross, as well as trail, mud and road running, dog comps and the Ultimate Mountain Challenge. In addition to the athletic events, the GoPro Mountain Games will include a mountain photography competition, adventure film school, film festival, an interactive exhibition and demo area, live music, and mountain lifestyle parties. Vail Valley Real Estate Update

Ron Byrne & Associates would like to share this Vail Valley Real Estate Update with you. The S&P/Case-Shiller Home Price Index recently showed that home prices in 20 major metropolitan areas had increased at the strongest pace since the bubble years. At long last, major national indices are telling the story that local MLS data users have known for months or even years. Yes, the housing market is recovering. The recovery varies by geography and market segment, but things are certainly better than they have been and are showing no signs of letting up. In the Vail Valley, new Listings increased 0.9 percent to 114. Pending Sales were up 4.2 percent to 100. Inventory levels shrank 34.5 percent to 861 units. Prices moved higher. The Median Sales Price increased 42.9 percent to $600,000. Days on Market was down 15.5 percent to 185 days. Absorption rates improved as Months Supply of Inventory was down 49.7 percent to 8.8 months. The prickliest thorns in our collective side are still lack of inventory and subdued listing activity. In some neighborhoods, consumers have 50 or 60 percent fewer options from which to choose than they did a few years ago. That’s causing bidding wars…

  Ron Byrne and Associates is thrilled as Eagle County real estate sales increase. EAGLE COUNTY — The county’s real estate market is something of a mixed bag this year. Total sales are up, but average sale prices are down. But one sector of the market is keeping brokers and mortgage bankers hoping. “If you’re selling a home for $300,000 or less, you’re going to get multiple offers,”  one broker said. The activity in the lower end of the market is driven by several factors, but the most important is as old as Adam Smith: There’s a lot of demand and not much supply. As a result, prices on the lower end of the for-sale market have started to show more strength. The multiple-offer syndrome may stretch a bit farther up-market. Homes priced at $500,000 or less attracting a lot of attention, too. Most of the sales in the county have historically been for $500,000 or less, with a few sales of high-end properties building up the average prices.
