Epic Discovery – A Summer Mountain Adventure!

By | Vail Real Estate | No Comments

Vail Mountain un”vail”s an amazing new program in the summer of 2013 designed to encourage stewardship, environmental education and “learning through play”.  The program, entitled Epic Discovery, A Summer Mountain Adventure will be mountain-wide, and geared towards young and old alike, incorporating environmental education and fun activities like zip lines, rope courses and mountain excursions.  Once the program kicks off, Vail Resorts has pledged 1% of its summer lift ticket and activity revenue towards forest restoration projects.  This proposal is the first of its kind in the country following the passage last fall of the “Ski Area Recreational Opportunities Enhancement Act” and Vail Resorts hopes to encourage guests to challenge themselves physically, discover an appreciation for nature and create lasting family memories on Vail Mountain.  Through the creation of Epic Discovery, Vail Resorts hopes to create a new iconic summer destination for Colorado, attracting guests from around the world.  For more information on Epic Discovery and its programs, visit www.epicdiscovery.com. Epic Discovery activities and environmental interpretive programming will be designed to be compatible with the existing on-mountain infrastructure of lifts and trails, blending into the natural environment in an unobtrusive manner. In addition to the activities, U.S. Forest Service Rangers…

Inventory Continues to Tighten

By | Vail Real Estate | No Comments

As most national predictors recognize, a tell-tale sign of any real estate market’s health is the amount of available inventory.  Here in the Vail Valley, we are seeing inventory level continue to diminish, with 110 properties going under contract in the past 30 days alone.  This lack of available properties in Eagle County rivals that of the summer of 2007, when our market was booming. Sellers who have been taking a wait-and-see approach to the market are beginning to recognize their opportunities while Buyers are jumping on coveted properties before they see the price tags rise due to competing offers. According to the National Association of REALTORS, this reflects the national trend as well… Buyers are back but Sellers are not.

Brava!

By | Vail Real Estate | No Comments

Those who view Vail as a stuffy grand dame obviously don’t know her very well.  Like a beautiful woman shedding her layers and shaking out her hair after a long winter, she wears summer beautifully, thanks in major part to the Fords; the former President and his gracious wife gifted the Vail community with two of their most precious summertime venues.  The Betty Ford Alpine Gardens and Gerald R. Ford Amphitheatre showase Vail to visitors and locals alike.  Whether sitting in the sunshine enjoying the New York Philharmonic with brie and Chablis, wandering the hidden paths through the native flora or watching (joining) your children on the organically-designed playground, there is a way for everyone to while away the hot summer days and nights.  And while you are there, give a nod of thanks to the former President and First Lady, and enjoy a glass in their honor.

Valley offers respite from heat: Vail to be 20 degrees cooler than Denver this weekend

By | Vail Real Estate | No Comments

EAGLE COUNTY — You’ll still see the signs sometimes, in the windows of old diners or movie theaters that had then-new air conditioners: “20 degrees cooler inside!” That old promise of relief from the heat is driving some travelers to book rooms in the Vail Valley, where, at least for the next few days, people on the Front Range can get at least 20 degrees of relief from the heat. “We’ve had a lot of last-minute reservations, and a lot of people are citing the heat,” Vail Racquet Club General Manager Matt Ivy said. “People have such easy access to us — you just hop off the highway at East Vail.” Ivy said the Racquet Club has had a fairly busy summer. June was down a bit from the previous year, Ivy said — perhaps due to the wildfires that tore through other areas of the state. But July is on pace to set a new record for the month, he said. And, when the temperature is pushing triple digits in Denver, East Vail is still cool and — at least for this summer — relatively lush. “I’ve seen more people on the (East Vail) trails the last couple of…

Vail’s sales taxes in record territory

By | Vail Real Estate | No Comments

VAIL — Money and effort town officials and developers put into “Vail’s New Dawn” over the last decade or so seems to be paying dividends. Despite the worst snow year in ages, Vail’s businesses generated a record amount of sales tax revenue during the 2011-12 ski season — just more than $14.1 million — just topping sales tax collections in 2007-08, the last year of the most recent economic boom. After a two-year drop at the start of the current national economic slump, Vail’s tax collections started coming back in the 2010-11 ski season, then hit the new peak last season. New businesses contributed quite a bit to that growth. In Vail Village, 94 percent of the revenue growth came from “redeveloped” properties. What that means is while Vail’s revenues are back, more businesses are paying into that account. But that was the point of the ambitious redevelopment plan Vail created in the late 1990s and early 2000s. Working with developers and entrepreneurs, the town encouraged new development for lodging, retail and dining. “We were deliberate about growing square footage. … We wanted more robust and diverse retail and lodging,” said Vail Town Council Member Greg Moffet, who was on…

Vail leads in county real estate sales – May was the best month for transactions since 2008

By | Vail Real Estate | No Comments

May was the best month in years for local Vail real estate. According to the latest report from Land Title Guarantee Co., there were 150 transactions in May, the most since July of 2008, before the national economic slump hit the valley. Those sales added up to more than $154 million in sales volume. That was the biggest dollar total since September of 2010, and, before that, December of 2008. Both transactions and dollar volume were 8 percent ahead of May of last year, and the county’s average sales price was just more than $1 million. The report details sales in specific neighborhoods in the county, and by that measure Gypsum led the way with 22 completed transactions. But adding up all of Vail’s neighborhoods gives a total of 29 sales there. As is often the case, sales of units priced below $500,000 made up the bulk of the transactions — 68 — but only 16 percent of the sales volume. Sales of units priced at $2 million or more accounted for nearly half the total sales volume. In all, there were 10 sales of $4 million or more. The highest sale in May was a home in Vail Village…
